Energy Performance Certificates (EPC) - Inhouse domestic energy assessor As from 1st October 2008 it became a legal requirement to provide an Energy Performance Certificate (EPC) to any potential tenants in England and Wales, which is to be attached to the Tenancy Agreement.

Record of Condition

It is imperative now that prior to a fresh letting that a full inventory is taken of the condition of the property together with fixtures and fittings, etc and preferably with photographs, which should then be agreed with the new Tenant.

We can undertake the preparation of the inventory with photographs and agree the same with the incoming Tenant.

The Inventory will also be used in evidence in any dispute arbitration by the Tenancy Deposit Scheme.

Tenancy Deposit Set Up

As from 6th April 2007 all Tenants Deposits have to be held in one of three independent schemes. Two are insurance based and will cost you to become members and the third of which we are members is The Tenancy Deposit Scheme www.depositprotection.com which is a Deposit Protection Service that has been set up by the Government. The Tenancy Deposit Scheme does not charge either the Landlord or Tenant for administering the scheme but does retain some of the deposit interest to cover its costs.
